An Oakland estate cleanout checklist

An empty house is the end of a process. Decide what belongs in each path before anything leaves.

Use five categories: keep, sell, donate, recycle or dispose, and hold for review. Confirm access and excluded materials, then define exactly what the final cleanout should include.

Sort by decision, not just by room

  • Keep: family selections, records, photographs, keys, and essentials.
  • Sell: contents to review before donation or removal.
  • Donate: usable items a specific organization agrees to accept.
  • Recycle or dispose: items with a confirmed appropriate outlet.
  • Hold: disputed items, unknown materials, and anything requiring advice.

A hold category prevents a rushed decision from becoming permanent. Keep these items physically separate and make sure everyone working in the house knows how they are marked.

Check the places people forget

Go through closets, medicine cabinets, drawers, attic access, basement storage, garage shelving, garden sheds, and outdoor cupboards. Check furniture for documents or valuables before it leaves. Do not climb into unsafe spaces or handle unknown chemicals to complete the list.

Identify appliances, attached shelving, lighting, window coverings, and fixtures that should stay with the property. Include these exclusions in the written scope.

Make access part of the quote

Note stairs, elevator reservations, loading rules, vehicle access, long carry distances, and narrow doorways. Share any restrictions on parking or work hours. Discuss fragile surfaces and common areas that need protection during removal.

For occupied properties, plan what stays usable until the final day. Essential furniture and personal belongings should not get mixed into the removal scope.

Confirm local disposal arrangements

Paint, chemicals, batteries, and other special materials should be identified before work begins. Use StopWaste’s household hazardous waste guidance to check current options and eligibility, and its RE:Source directory for reuse and recycling outlets.

Do not assume a charity will accept every usable item or that a municipal collection will take all material. Confirm the particular items and arrangements directly before relying on them.

Finish with a shared definition of done

Specify whether the job includes a sweep, which rooms and storage areas are covered, and what will intentionally remain. Do a final walk-through against the scope, retain relevant donation or disposal records, and confirm keys and access arrangements with the person responsible for the home.
